5 things Santa Monica listings don't tell you

  1. Santa Monica rent control is SEPARATE from LA's RSO — and generally stronger. Pre-April-1979 multi-units are typically rent-controlled, with annual increases capped tighter (often ~75% of CPI). Look up your address on the Santa Monica Rent Control Board database before signing.
  2. Most apartments don't have AC. Ocean breeze handles July; you'll want a heater for damp winter mornings (especially west of Lincoln).
  3. Parking permits are zone-based and required. Apply through Public Works with your lease. ~$30/year per vehicle. Many buildings don't include parking — get it in writing.

South of the I-10, west of Lincoln. Quieter, more affordable, great bike infrastructure. Still walking distance to beach (15-20 min).

Ocean Park

Beachy · Boutique · Mid-to-premium

South of Pico, west of Lincoln, including Main Street corridor. Boutique shops, beach access, walkable. A bit pricey for what you get vs Mid-City.

East Santa Monica (Wilshire–Lincoln east)

Borderland · Cheaper · Less amenity-rich

East of Lincoln, near the West LA / Mar Vista border. Cheapest Santa Monica rents but you lose much of the city feel. Some renters here are technically in LA, not SM (different rent control).
