How Your Trust Score Works
The badge that shows up on your renter card. No hidden algorithms, no demographic inputs.
Verified annual income vs your stated budget. Higher stable income = higher score. We look at ability to pay, not demographic data.
Pay stubs, bank statements, government ID. More verified documents = higher score = a stronger renter card.
Employment stability and previous landlord references. Long tenure and positive references boost your score.

The line we won’t cross — by design, not by accident. Crossing it means California broker licensing (DRE), the wrong incentives, and a worse product for tenants.

No. We pass the tenant's stated budget through unchanged. We don't haggle, don't relay back-and-forth offers, and never take a referral fee. Treat us like a mail-merge tool with verification baked in, not a broker. Lowball offers will be rejected — anchor on HUD Fair Market Rent for the neighborhood before you send.

It won't be per-deal. Charging a referral fee on the lease triggers California broker licensing (DRE) and creates the wrong incentives. When we eventually need revenue, it'll be subscriptions, premium tools, or B2B data — never a cut of your rent and never a fee tied to whether the lease closes.
